Charlotte Home Sellers Is Your Agent Answering the Phone 300x300 Charlotte Home Sellers:  Who Is Your Agent Working For?With a full schedule these past few weeks, I have been taking buyers out to tour our beautiful city.  Relocation clients moving to town are learning about Charlotte and all that she has to offer newcomers.

One of my favorite things to do is to introduce buyers to neighborhoods that are ‘just what they’re looking for.’  When I’m showing buyers homes, they’re poised to BUY a home.  This is not fire drill or practice run…these are REAL buyers who have been transferred to our area and NEED to buy a home.

The unbelievably biggest obstacle that I have had to overcome in recent weeks is being ignored by listing agents.  I have serious questions to answer for my SERIOUS buyers and they need answers NOW!  This is frustrating any time but, when you have BUYERS who are ready to make a decision as to whether or not to purchase YOUR home, and your agent is not returning phone calls to answer our questions, my buyers move on.

One agent finally phoned me 72 hours after my call to let me know that she couldn’t remember my question (even though she had just listened to my voicemails) but, that she was overloaded (HER word, not mine!) at her full-time job–NOT in real estate!

Have you ever tried to purchase a product or enlist someone to perform a service and had them ignore your questions?  I have and I quickly move on to the next one on the list.  My take on this…If you’re trying to sell something and you won’t return my calls, then what happens when I finally do purchase it from you?  Are you going to be impossible to reach for follow-up, warranty work or other questions?

Sellers, this is the same exact concept my buyers are thinking now.  In fact, from the mouth of one of my buyers, “Hey, if they don’t want to sell, we’d rather buy from someone who DOES want to sell!”    I couldn’t agree more.

Sellers, are YOUR agents returning their calls?

Agents, don’t you want to SELL your listings?  If your full time job is interfering with selling your clients most valuable material possession, I’d say it’s time to refer that seller to someone who actually has the time AND the inclination to properly represent their clients.

Don’t Do Déjà Vu If You Want Us to Work with You

Charlotte Home Seller Tips:  If You Want the Best Marketing Team to Work with You, Don’t Do Déjà Vu

dejavu 300x163 Charlotte Home Seller Tips:  Don’t Do Déjà VuI recently met with and presented my listing strategies to a couple who previously had their home on the market with no success-twice.  I typically joke that it’s always wonderful to be the first love, the second wife and the third Realtor®!  Why, you ask?

Generally by the time the sellers have discovered that it wasn’t the first Realtor®‘s fault who couldn’t sell their home, nor the second, perhaps it was something that they, as sellers, needed to do all along–reduce their list price.  We hear, “Sure, it’s easy for you to say, it’s not your money that you’re losing here,”  or “They just didn’t get us enough traffic to find the right buyer.”

Sellers, it only takes ONE showing to sell your home…the right one!  If the location is where they’re looking (obviously buyers are not going to waste their time looking in areas that they don’t like) and the condition of the home is good, then if you don’t get an Offer within the first 30 days, it is the PRICE that is the factor that turned them away.

Pricing your home at $500,000 through TWO Realtors® and telling me, a prospective THIRD Realtor®, that you think I can sell your home at that same price just does not make sense to me.  I know your second Realtor® and frankly, I’m surprised that they took your listing without you reducing your price.  What difference did they think they were going to make?  You saw your listing in various high-ranking sites on the internet and in our MLS.  The location is fantastic, the condition is great but, that price…

These sellers felt that since they’re hearing that the market has rebounded, they would be able to continue listing their home at the same exact price and would get a buyer to pay that price.  The problem with this is that so many savvy buyers are finding out these homes have been previously listed–for months; they believe that these sellers obviously can’t afford to lower the price.  What is worse, and probably the most likely scenario, is that buyers think that there is something wrong with a home that has been marketed by multiple companies at the very same price.

Buyers view the home as stale or worry that someone knows something about the home that they don’t and they stay away.  Most don’t even ask to be shown the property.

The bottom line is, if you don’t have an Offer in the first 30 days and all other conditions are good (location and condition of the home itself), then you need to reduce the price.  If you don’t believe me, then have an appraisal done.  That $400 could be the best $400 you’ll spend to ready your home for yet another marketing period.

And NO, I will not be the third Realtor® unless you do get an appraisal or allow me to list your home at the price that it WILL sell.

120 Jobs Coming to Charlotte Via Noratel | New HQ in Ayrsley Community

Noratel Making Charlotte New US Headquarters

Charlotte JobsNoratel North America Inc., a European transformer manufacturer, has relocated its US headquarters right here in Charlotte!  Ayrsley Town Centre will be Noratel’s new home at 2015 Ayrsley Town Boulevard, Suite 202.

Noratel has been producing transformers for over 86 years and is a highly respected international group of 16 companies in 12 different countries, employing more 2,300.  Noratel supplies transformers and reactors globally, with worldwide sales of approximately $140 million.  Noratel offices are located in Europe, Asia and now, North America.

Noratel’s move to Charlotte was due to our solid infrastructure, quick access to an international airport, an attractive business environment, a convenient time zone to Europe and reasonable living costs.  Close proximity to many of their customers’ headquarters was also appealing.

The 120 positions in their new Charlotte  office will provide sales and technical support services.  There is also a possibility of local stocking and a consideration for production here in the states.

A Surprising Realization - Some Sellers Just GET IT!

Betting on your biggest purchase Some sellers these days are taking a bit of a hit on their equity.  Savvy sellers who are also purchasing realize that they’ll recoup that lost equity when they make a smart purchase on the other side.  Many have, as they say, given away the farm because they HAVE to move; others are simply motivated by the low prices and the incredibly low interest rates on their purchase.

When it comes to selling a Charlotte home, I have to say that I am quite proud of some incredibly smart sellers of mine!  More and more, buyers believe that they can get the ‘best’ deal by going through the listing agent to make what is, oftentimes, the largest purchase they’ll ever make in their lives.  Evidently they have an unyielding trust in complete strangers--with regards to sellers and their agent, inspector and everyone involved in the transaction.   

Here’s the story:

Sellers recently received a ‘low ball’ Offer from a self-represented buyer.  The buyer suggested that the price was reduced X% to reflect the fact that they have no agent representation.  My sellers explained to them that not only do they already have a Contract with my firm stating that they will pay that X% but, that they refuse to assume the responsibility of this buyer having no representation.


REJECT!“When we Close on this house, we don’t want to ever look back.  This is a liability that we’re not willing to assume, just so the buyer can ‘feel like’ they are getting a great deal.  Our home is already a GREAT DEAL!  Tell them to get their own representation and bring this Offer back to us then...we’ll seriously consider their Offer at that time.  I would never even THINK to buy a home without someone to represent my interests.”  

Hmm...I do believe that sellers have not only become savvy with regards to pricing but, they’re wise to buyers who are placing them in a strong position of liability by attempting to save a little cash without having their own real estate agent to represent their best interests I don’t think that buyers realize how the desire to save a little on a home purchase can put far more of THEIR money in jeopardy than the cost of having their own representation, which by-the-way, is covered by the sellers as per the listing agreement.  

Buyers, once again, stop shopping for the listing agents--save yourself time and money and select an agent to work on your behalf to assist you in what is likely the largest purchase you’ve ever made in your life.  Don’t risk tens of thousands of dollars just to save a few.  It’s simply not worth it.
