What’s Wrong with This Picture?
Sometimes as agents, we have to step out of the ‘data’ box and view a listing from a buyer’s perspective. We tend to fall into the '4-beds-4-baths-1/2-acre-fenced-yard-with-pool' mentality and truly need to take a fresh look at our listings.
How do our listings actually LOOK in the eyes of the prospective buyers? I’m constantly amazed that agents ‘think’ their iPhone photos are primo and that their $1M+ listings are not deserving of professional photos but, sometimes those iPhone photos do eventually sell a home or two!
Seriously, I know I’m guilty of overlooking the bad photos on many listings because I’m focused on the details - style, area, number of bedrooms, baths, acreage and appointments. Recently I had a listing pulled to show a prospective buyer because it fit their criteria in every way. They removed it from their list and after seeing all of their other possibilities and finding the home of their dreams, they were under Contract.
As we sat awaiting the inspector’s report, I mentioned the house that they had not seen and wondered why they had stricken it from their list. He said, “I don’t think it was updated.” She said, “It just didn’t have good curb appeal.”
That evening, I went back to look at that listing, which was still on the market (and should have sold before my buyers even arrived in Charlotte). What I missed about the listing that they had seen, were the PHOTOS! They were horrible and NOTHING representative of the home’s appearance. I knew that the home was newer so, “updates” HAD to be done when the home was built! Sure enough, you couldn’t tell from the photos that there were, indeed, granite countertops, high-end cabinets and more! I also knew that within this particular neighborhood, there isn’t an ‘ugly’ home!
Sadly, it had been the photos that kept these buyers from buying this home. I later asked if they wanted to just go see it - “it could be your dream home - you just never know!” They politely declined but, in my heart-of-hearts, I feel like this home would have been the ONE for them.
Yes, I’m a photo Diva and proud of it! I provide professional photography service for my sellers and truly feel that is the main thing that brings in buyers for my sellers - that and the professional walk-through virtual tour in lieu of a ‘slideshow video’ that most sellers have. Believe me, it’s worth every penny spent!
...Plus, my iPhone photos are just as bad as most I see in MLS!
