Agents, Agents...What Are You THINKING?
Sorry if this seems a bit harsh but, folks, this is REALITY...
You have a HOT Charlotte home buyer who is clamoring to find themselves their next dream home. They’ve stayed in contact with you; they’ve given you every indication that their home purchase is imminent. The perfect buyer, right?
Sadly, these hot buyers have found themselves left to find their own home to purchase. They are either told to, or have been forced to contact listing agents to show them properties. These buyers don’t truly understand that the listing agents are ultimately (and contractually) bound to the Sellers.
Anything YOUR hot Charlotte home buyer says, can and will be used against him/her in any future negotiations with any particular seller. Agents, remember that whomever shows them the home (whether it be the listing agent or someone covering for them - even someone from a different brokerage) is WORKING FOR THE SELLER (seller subagency).
Therefore, you, as their agent, have set them up for failure during the negotiation process.
As well, ANYONE WHO SHOWS YOUR BUYER THE HOME IS THE PROCURING CAUSE - NOT you, their agent. So, thinking that you’ll just take the weekend off and allow other agents to take your HOT Charlotte home buyers to tour homes, then YOU will be writing the Offer...is NOT going to happen!
Therefore, you, as a business owner, have lost not only a current sale but, a future valued client and many potential referrals from your client that you left to fend for themselves.
Agents, agents...What ARE you Thinking?
AGENTS: If you have hot Charlotte home buyers and you plan to be out of town for the weekend, please be certain that you have another agent in your brokerage to cover for you. If not, someone outside of your brokerage will be happy to do so for a referral fee. You NEED to care for your clients; after all, this IS your business.
BUYERS: If your agent is not available to you when you need them, it is their responsibility to be certain that you have someone to represent you. If they do not, I would strongly advise that you hire another agent. This is typically a home buyers largest investment and do you want to trust this large financial investment to someone who does not work for you? By not working ‘your’ hours or finding coverage for you, that is ultimately abandonment on the part of 'your' agent.
I have dear friends who are on a 1-year home search - but, still want to tour homes on occasion. I'm not always available to show them but, you're darn skippy that even though they're not buying for a few more months, I would NEVER throw them to the wolves; I always have an agent that I work with show them if the need arises. That's what our job entails...and the good agents do just that!
We have experienced two such HOT buyers just this week who have been left to fend for themselves because their agents ‘don’t work weekends.’ (I know--I'm scratching my head too!) One terminated their agreement with their agent and phoned us asking our availability. OF COURSE we work weekends! And, guess what? We had our HOT new Charlotte home buyer under Contract on their dream home within a couple of days!
After all, we ARE in the REAL ESTATE business!
