Champagne Budget - Real or Perceived? Find Out BEFORE You Shop for Homes in Charlotte NC!

Charlotte home shopping -champagne taste, beer budgetThis topic has been discussed repeatedly but, it certainly bears further conversation as the issue repeats itself, creating problems for everyone involved.

My mantra is that you must have a pre-approval letter before getting into my car.  Granted, I spend more time with sellers these days than with buyers but, my buyers agents spend 100% of their time with buyers so, I’m speaking on their behalf here.

I’m generally a trusting soul--when a potential buyer phones me and is seriously interested in purchasing a home in the near future, my first two questions are:

  • Are you working with a real estate agent?
  • Have you spoken with a lender and have you been pre-approved?

If the answer to the latter question is yes, I ask them what their pre-approval involved and we discuss the price range of homes that they would like to remain in when they purchase.  

Many of the recent prospective buyers have stated that they have these pre-approval letters and are armed and ready to go!  Let’s just say their price range is supposedly $300,000.  They are then partnered with a buyers agent who matches their area/lifestyle needs and the search is on.  

More often than ever before, I’m getting calls from agents that the buyers are not qualified for the amount in the price range in which they are searching.  They have been shopping online for homes in the $300,000 range and only qualify for a home in the $200,000 range.

This ‘fatal error’ has not only cost the buyer time but, the agent’s time has been wasted as well.  The worst part of the situation is that this buyer has been eyeing several $300K properties and now they are going to have to ‘settle’ for a $200K property--quite a difference in our area.  It’s difficult to ever then find a home in the price range for which a buyer truly qualifies when they have been looking at the champagne homes!  

So, for your best interests, your smartest move BEFORE shopping (even online) for homes is to consult a lender to obtain a pre-approval.  It really doesn’t take that long and can even be done over the phone.  Give us a call, we’ve got a great list of lenders to share with you!

This quick, easy and painless process can save you hours and hours of home shopping and can save you from heartbreak when your champagne tastes are truly a beer budget!

BUYERS: Anything You Say CAN and WILL Be Used Against You!

Recently I had a buyer phone me who had already decided which community he wanted to reside.  He phoned me to show him a listing in that community; it wasn’t my listing but, one that he had found on my website so, he presumed it was my listing.  He refused my offer to view other properties in the area.  He also confirmed that he is not working with a real estate agent and that he had already spoken with Joe Lender and had a pre-approval letter in-hand.  

Sounds like the perfect buyer candidate, right?

So I referred him to one of our agents who specializes in this particular area.  This agent took time out of an already jam-packed day, to show this gorgeous high-end property to the perspective buyer.  I knew this agent would land him because of the wealth of knowledge this agent possesses about that particular area.

I set the showing up for the agent and ‘introduced’ the two (buyer and agent) and felt confident that, based upon the buyer’s preferences, this was the perfect home for he and his family.

Shortly after showing time, I received a call from the agent telling me that the buyer loved the home but, that he was going to be using HIS agent!  When my agent suggested that the buyer had confirmed with both of us the previous day that he was not working with an agent, he stated, “I’m so sorry.  I told a little white lie!  I didn’t want to ‘bother’ my agent to have to show me homes.

Charlotte home buyers--protect YOUR wallet by using YOUR agentReally?  So, your agent is going to make TENS of thousands of dollars on a transaction with you when you do ultimately purchase a home but, you don’t think that he or she should have to actually WORK for it?

Writing an Offer and orchestrating Due Diligence is only HALF of what we do!  You think that YOUR agent shouldn’t be bothered but, it’s okay to bother mine, who will not get a DIME out of your transaction?  

We are NOT professional door-openers!  We represent our buyers to the fullest extent including any and all fiduciary duties.  Because you were basically representing yourself in the viewing of this home, ANYTHING that you said to my agent about this property, can and will be shared with the SELLER as my agent is legally representing the SELLER, not you.  

So, if you suggested in passing that you believe that the list price is fair and you revealed that you qualify for more than the list price to my agent, that information, going straight to the SELLER, does not benefit you at all when you present an Offer on that particular home.  Anything that you disclosed, inadvertently or not, can and will be used against you by not simply phoning YOUR agent who is representing YOUR best interests!

The same goes for every other agent that you ‘used’ to show you homes that wasn’t your own.  Your agent represents YOU.  Why on EARTH would you choose NOT to use YOUR AGENT to represent YOU?

The next time you want to view a property, protect your wallet and call YOUR agent.  Believe me, they’re adequately compensated and they are there to represent your best interests, not the sellers.

A Surprising Realization - Some Sellers Just GET IT!

Betting on your biggest purchase Some sellers these days are taking a bit of a hit on their equity.  Savvy sellers who are also purchasing realize that they’ll recoup that lost equity when they make a smart purchase on the other side.  Many have, as they say, given away the farm because they HAVE to move; others are simply motivated by the low prices and the incredibly low interest rates on their purchase.

When it comes to selling a Charlotte home, I have to say that I am quite proud of some incredibly smart sellers of mine!  More and more, buyers believe that they can get the ‘best’ deal by going through the listing agent to make what is, oftentimes, the largest purchase they’ll ever make in their lives.  Evidently they have an unyielding trust in complete strangers--with regards to sellers and their agent, inspector and everyone involved in the transaction.   

Here’s the story:

Sellers recently received a ‘low ball’ Offer from a self-represented buyer.  The buyer suggested that the price was reduced X% to reflect the fact that they have no agent representation.  My sellers explained to them that not only do they already have a Contract with my firm stating that they will pay that X% but, that they refuse to assume the responsibility of this buyer having no representation.


REJECT!“When we Close on this house, we don’t want to ever look back.  This is a liability that we’re not willing to assume, just so the buyer can ‘feel like’ they are getting a great deal.  Our home is already a GREAT DEAL!  Tell them to get their own representation and bring this Offer back to us then...we’ll seriously consider their Offer at that time.  I would never even THINK to buy a home without someone to represent my interests.”  

Hmm...I do believe that sellers have not only become savvy with regards to pricing but, they’re wise to buyers who are placing them in a strong position of liability by attempting to save a little cash without having their own real estate agent to represent their best interests I don’t think that buyers realize how the desire to save a little on a home purchase can put far more of THEIR money in jeopardy than the cost of having their own representation, which by-the-way, is covered by the sellers as per the listing agreement.  

Buyers, once again, stop shopping for the listing agents--save yourself time and money and select an agent to work on your behalf to assist you in what is likely the largest purchase you’ve ever made in your life.  Don’t risk tens of thousands of dollars just to save a few.  It’s simply not worth it.

Charlotte Home Buyers Guide Step 10 – The Final Step, Nesting

During the process, we have reviewed available moving companies, listing opportunities for you, either locally or in your exit city, as well as the one-year home warranty to cover your new home.  (Details, details, details!)  

Now that the Closing has taken place, the ‘nesting phase’ is about to begin!  You have your movers scheduled and you’re going to want to cover a couple of details now that you are now the proud owner of your new home:

    Confirm that all utilities have been transferred and are in working order.

  • Most sellers are wonderful about having their home at least in broom-swept condition but, if a deep clean is preferred, you may want to schedule this prior to Closing so that you can have the cleaners in before moving your belongings into your new home.
  • Prior to moving in, if painting or other construction items need to be done in your new home, I will be happy to provide a list of any vendors which you may need.  Painting your home can be easier prior to your furniture being moved in rather than after all of the furniture is in place.  It can also be cheaper that way as painters don’t have to charge you for moving furniture.  Most new construction really needs to ‘settle’ for about a year before you paint to allow for settling cracks and nail pops in the sheetrock.  These settling cracks can be remedied by the painter prior to putting the first coat of paint on the walls.

•    When the movers are through delivering all of your personal belongings, check everything before signing the ‘waiver’ from the moving company; report any broken or damaged items.  Again, your camera will come in handy here.

•    Follow up with the home warranty company—returning the completed documents as soon as possible to insure that your warranty is in place.

•    Be 100% certain that you are clear as to the details of your first mortgage payment and your tax payment due dates.

•    Keep that credit in pristine condition by paying your mortgage on time and enjoy your new home!
