Have Your Duh-huh Moment Privately!
Yesterday I received a call from our sales manager, telling me that I was going to have a good laugh at a call she had just received!
An agent/owner (seller) phoned her absolutely IRATE because "DEEb [my name is pronounced Debbie!] Maxwell, one of your agents, has stolen my listing!" Christina (our sales manager) let her rant until she was through, just listening to her, waiting for her to pause. She ranted on for a few minutes that I did not have her permission to list her home on my website...AR members probably all know the drill.
Christina asked the agent if she knew what IDX was and she, of course, had never heard of it. Christina politely explained but, the woman continued her rant - "I did not give her permission to put my house on her website!"
In the end, Christina referred her over to the Charlotte Regional Realtors® Association, which we are all members, to confirm what she was telling her was the truth. Sure enough, on my daily, inbound and outbound list of searches on my website, I see an inbound search for "Debe Maxwell" and an outbound search for "Charlotte Regional Realtors® Association phone number!" She obviously didn't believe Christina!
I personally get these calls too often for comfort. Why 'comfort?' Agents should have a full understanding of our MLS and how their listings are syndicated, should their sellers choose to syndicate them. How on EARTH do you explain to your sellers how the system works? (Note: THIS IS INCLUDED IN THE NC LISTING AGREEMENT!)
I also explain very politely to sellers who call, that they, via their agent, do have the option not to syndicate to other agents' sites and to please, phone their agent directly to discuss this with them.
On occasion, I get the, "I demand that you remove my home from your website!" Again, I explain that I don't have control over individual listings - only their agent does and again, instruct them to speak with THEIR agent.
Back in 2011, one Tampa agent was even sued regarding an IDX listing - well, for about 15 minutes until they 'figured out' what IDX was!! Yes, our industry changes on a weekly basis; many of us are unable to keep up with the technology. I get that - I struggle with that quite often!
Internet Data Exchange (IDX) can be very beneficial to sellers; IDX shares your agent's listing data entered into MLS with subscribers of the IDX service, including ZTR and all other listing hubs and agent real estate websites. The more exposure for you, the better your chances are of selling your home.
As a seller, it is YOUR option to participate in IDX or not. Your agent will explain this to you as you review the listing agreement together. It is then up to your agent to grant your demand with regards to syndication (IDX) or no syndication. *We even have an internet marketing addendum that your agent can review, should you prefer to be more specific about your internet exposure.
So, before you go flying off the handle, do a little research! Have your duh-huh moment privately!
