Quick Market Update for Charlotte NC Real Estate MAR 2012

What’s happening in the Charlotte NC real estate market this week?

Just when you think it’s time for leisurely Charlotte house hunting, you realize you’ve got to step it up in order to win the bid on that perfect home for you!  The past two weeks have been absolutely insane for buyers–multiple Offer situations, homes listed and sold very quickly, some going under Contract before relocating buyers can even head out to view the properties!

A quick glance at the Charlotte real estate market can tell the story:

  • Tips for getting your Charlotte home SOLD in any marketCurrently there are 3,400 single family homes for sale in the city of Charlotte
  • In the past 14 days, 500 single family homes went under Contract!
  • 288 single family homes Closed during the past 14 days
  • There are currently 1,139 condos and townhomes for sale in the city of Charlotte
  • 125 Charlotte condos and townhomes went into Escrow during the past 14 days
  • During the past 14 days, 103 Charlotte condos and townhomes Closed!
While pulling listings for a buyer with specific needs, 51 homes in the preferred areas were listed during the past 14 days.  Before the buyers could get to Charlotte to view the properties, only 10 of those 51 homes were still available!  GREAT news for Charlotte home sellers but, also a message to Charlotte home buyers that if you see something you like, you need to make a MOVE!

BEWARE! Online Inaccuracies Can Cost You Thousands!

Beware of Online Inaccuracies in Your Charlotte Real Estate Inquiry

BEWARE of Online InaccuraciesAs the old adage goes, ‘time is money’ and that applies buyers and sellers in the computer age in which we live.  Everyone relies on the Internet for information and it’s unfortunate that some online Charlotte real estate information can be misleading.  For buyers, the vast amount of time one has to spend house hunting to find the home that you love, you don’t want or need to waste any of it on properties that aren’t what they seem.

Beware of the following inaccuracies when Charlotte house hunting online:

  • History hiccups – Check with an agent to find out how long a house has truly been on the market. If a seller has switched agencies or removed the property from the market for a period of time, the house could appear to be newly listed based on its official number of days on market.
  • Misleading descriptions – When you visit a property, double-check that which attracted you to it online is portrayed accurately. Ensure that a “fully finished basement” isn’t just concrete floors and drywall or that the “spacious backyard” isn’t as narrow as a dog run.
  • Errors – It’s impossible for nationwide real estate websites to manage and fact check all of the information posted to their pages, so inaccuracies often happen — such as wrong price points or incorrect home descriptions. Follow up with a Charlotte real estate agent, if you’re seriously interested.
  • Out-of-date information – Agents market many homes at once, and while they might reprint fliers for an open house or relay current information to inquiring buyers, they could completely forget to update the online information.
  • Old listings – Be careful about spending time on a wild goose chase. Properties that have already sold are often still listed online. While this may be an intentional ploy to get you to call an agency, most agents are just too busy and forget.  As well, some agents and national aggregating sites don’t update their listings as often as updates are available.   Your search on www.iCharlotteRealEstate.com is updated hourly, if not every 15 minutes.  You have up-to-date listings available there to you so as not to waste your time.

The Internet has made searching for homes and gathering house-hunting information much easier. Just be skeptical, see a home in person, and thoroughly research the history and neighborhood before making an offer on Charlotte real estate.

Third Ward Uptown Charlotte NCCharlotte’s Third Ward Offers so much more to residents than you can possibly imagine;  Uptown Charlotte Third Ward simply has it all!  Third Ward includes a sports and entertainment area focused on Bank of America Stadium and a planned AAA baseball stadium with a 5-acre park.  If you’re into an unbelievable culinary experience, fabulous restaurants, all within walking distance, are plentiful, including Charlotte’s prized Johnson & Wales University.

Third Ward Uptown Charlotte‘s residential neighborhoods are a mix of single-family homes, apartments and condominiums, with dozens of new developments planned, under construction and nearing completion.  Anchoring the west side of Third Ward is Bank of America’s new 1.5 million square foot mixed use complex called Gateway Village.  This innovative complex combines technology-oriented office space, over 500 residential units, a public park and is surrounded by lots of nifty shops and a variety of restaurants.

Two bedroom, two bath condos are the most sought-after in the Uptown Charlotte Third Ward area.  Here is the most recent market absorption trend for the area.  The Third Ward real estate market absorption trend continues to reflect a flat market in the entire Uptown area.  Homes are moving but, slowly; the good news…despite slow sales in the area, the supply is decreasing with fewer added condos coming on the market, giving time for those currently on the market to move and interest rates remain at near-historic lows.

Savvy + Company Real Estate in Charlotte NCWOW!  Another fast and furious week in the Charlotte real estate world--Or should I say month?!  Savvy Charlotte home buyers and sellers logged *157 Closings this past week (up 33 from last week) and 239 homes have gone into Escrow, showing a positive movement towards the real estate recovery--every small step is a positive step forward in the recovery process!

Pending sales and closed sales data reveal that list to sales prices are remaining above 90%, where Charlotte's real estate market hovered for quite some time.  Whether sellers are listing closer to market value, which previously wasn't happening, or they are standing their ground in negotiations, this remains a positive for home sellers.  Average Charlotte home sales prices remain flat, which coupled with all-time lows in mortgage interest rates, gives Charlotte home buyers the advantage in this real estate market.
