Search Homes for Sale in Charlotte NCThe Charlotte real estate market remains fairly stable with prices stabilizing, days on the market decreasing and list to sales price ratios improving.  What does this mean for buyers?  Savvy sellers are listing their homes more in-line with the current market conditions and are standing firm (94% average) with their list prices as they negotiate with their buyers.

As for sellers, your days on the market are improving significantly and as long as your list price is reflective of current market values, your home WILL sell!

What’s the Real Estate Market Doing in Midwood?

103 0082 300x225 Midwood Charlotte NC Real Estate Market Report 10/23/2011Plaza Midwood is full of rich history yet, urban and hip.  Established in the early 1900’s, Midwood was developed along the trolley line that ran from Charlotte’s then, Downtown, along Central Avenue.  Suffering during the 60’s and 70’s, in serious decline, concerned residents established the Plaza Midwood Neighborhood Association.  The community began to be refurbished and residents worked diligently to improve the appearance of the area and revitalized Plaza Midwood in style.

Midwood continues to defy the market, with swift sales and continued buzz about this popular community.  Many Uptown residents are finding Midwood the perfect blend of walkability and suburban lifestyle.  With many shops, bars and restaurants within walking distance as well as a quick (under 5-minute) drive to Uptown, Midwood’s location is one of the best in the city.

Market absorption trends can help buyers and sellers alike clarify the true Midwood real estate market.

There is a 9-month supply of homes for sale in Midwood.  Despite the sales and showings in the area, the community remains a buyers’ market.  Average price per square foot is at around $148.00 and the average days on the market at 124 for active listings, selling at day 141 at 93% list to sales price.

Also included are the distressed sale data for Midwood.  Only 2 homes that are distressed sold over the past year, both selling at higher list to sales price ratio and at a higher than normal resale value.  Resales are a better ‘bargain’ for buyers in this community.

Savvy + Company Real Estate in Charlotte NCWOW!  Another fast and furious week in the Charlotte real estate world--Or should I say month?!  Savvy Charlotte home buyers and sellers logged *157 Closings this past week (up 33 from last week) and 239 homes have gone into Escrow, showing a positive movement towards the real estate recovery--every small step is a positive step forward in the recovery process!

Pending sales and closed sales data reveal that list to sales prices are remaining above 90%, where Charlotte's real estate market hovered for quite some time.  Whether sellers are listing closer to market value, which previously wasn't happening, or they are standing their ground in negotiations, this remains a positive for home sellers.  Average Charlotte home sales prices remain flat, which coupled with all-time lows in mortgage interest rates, gives Charlotte home buyers the advantage in this real estate market.

Charlotte Real Estate Market Update: New Statistics Show Charlotte #1 in US

 

New Housing Statistics Show Charlotte as Number 1 in the Country

Charlotte Housing Sales Prices Increasing for May, 2011CHARLOTTE, NC: The National Association of REALTORS declaredCharlotte the number one city in the nation for growth in home prices from the beginning of last year to the beginning of this year. Prices have surged more in the Charlotte area than anywhere else in the US.

The median home price in the 7-county Charlotte metropolitan area, including Charlotte, Gastonia and Concord, was $195,000 for the first quarter of 2011.  This statistic is up more than 12 percent from the first quarter of 2010.

Charlotte didn't feel quite the boom that many of the nation's major cities did in the 2003 - 2006 years. Prices just never climbed the way that they did in other cities.  When the recession hit the rest of the nation, Charlotte didn't quite feel the 'heat.'  It seems that in recent months, things have been at a near-stand-still but, it is refreshing to see some positive growth in our sales prices--finally!

Charlotte housing is on the move again and our rebound looks most impressive at the moment.  Charlotte's more established neighborhoods, including Myers ParkDilworthElizabethMidwood and Beverly Woods have been our mainstay during the downturn and will likely lead the city's growth again during the second half of 2011 and into 2012.

The history of Charlotte's Uptown began at the junction of Trade & Tryon Streets, being the center of the 'village' where the original Indian paths crossed, creating the city's main arteries.  Then, 100 acres were deemed 'Downtown.'  Now, 220 acres of blocks around the 'square' (the center of the city) were laid out in a nearly perfect grid of blocks, each being approximately 400 feet long and is referred to as Uptown.

Below is the current market absorption trend for all of the Uptown condo market, including all of the four wards in the Uptown Charlotte area.  Average, tighter list:sale ratio demonstrates that sellers are pricing their Uptown condos more in-line with what the market will support in the area.  Days on the market continue to be nearly 4 months but, when priced correctly, the condos are moving in far less time.  A 7.5-month supply continues to reflect the buyers market that we're experiencing in Uptown but, is not nearly as tough as the 13-month supply of just one year ago.

Charlotte NC Real Estate Market Report - March 2010 - Written Contracts


The Charlotte NC Metro 7-county* area written business for this period: 3,283 Contracts; written business during last period: 4,382 Contract;  the resulting INCREASE in the number of written Contracts = 33.8%.


The decrease in months of supply of inventory has also shown positive indication that our market is stabalizing
.  We do remain in a buyer's market in the Charlotte NC Metro market but, pricing is stabalizing and with DOM decreasing, months of supply decreasing and increased written Contracts, we're gingerly headed towards that coveted seller's market!

The statistics for the Charlotte NC Metro 7-county area include the counties of Mecklenburg, Union, York, Lancaster, Gaston, Iredell and Cabarrus. The 7 county stats are for single family homes only in these NC & SC metro counties.
