It's tough enough selling one home or even two in a neighborhood but, what if you, as a seller, are faced with multiple homes for sale in the same neighborhood, complex or even on the same street?  Did your neighbor JUST put their Charlotte home on the market?


Face this situation with a positive outlook!  Multiple Charlotte homes for sale, on your street could just mean that your neighbors are all being transferred at the same time you are--or this could mean that you're all upsizing or downsizing at the same time!  Don't let this get you down! 

Approach this in a more positive and effective manner:



Charlotte Neighborhood Opens

 

1.  No matter the results of individual open houses in your area, hold a 'neighborhood' open.  Buyers are searching more 'hyperlocally' (basically, they've narrowed their search down to a neighborhood or two), so holding a neighborhood open is like going to the candy store for those buyers!  Buyers LOVE neighborhood open houses and being able to see the variety, quality and even perhaps, meet some of the neighbors to see that, indeed, this IS the neighborhood or complex for them.


2.  If your neighbors are selling, your chances of having to ask them to mow their lawn or freshen up their flower beds are far less!  They have a vested interest in getting their home sold too so, your street has probably never looked this manicured!

 

 

Sellers, write a letter to your buyers3.  Write a letter to the buyer--include in it what you love about your home, the school assignment and the neighborhood--you can even be specific and mention that your next door neighbors are the best you've ever had; explain your reason for moving unless, of course, it is a negative personal reason.  Make this about lifestyle too--buyers are interested in lifestyle; perhaps that's why they selected YOUR neighborhood!



4.  Save neighborhood newsletters and directories to share with your potential buyer.  In your directory, highlight the neighbors that are near and dear to you and leave it on the counter for potential buyers to see.  Most of my buyers want to be in friendly neighbors and this is top priority for them!

5.  Encourage those coming through you home to take a look at the other homes--if the neighbor's home sells, it is a POSITIVE for the neighborhoodRemember, if yours is in the best condition and priced well, they'll quickly see that too!




Don't look at this as a competition, look at it as support in getting your home sold!

When people meet you for the first time, their first impression is typically a lasting one.  You will also never get a second chance to make that first impression when you’re selling your Charlotte real estate either.  You need to present your home at its very best all the time, regardless of the amount of time your home has been on the market.



        Here are 4 things you can do to make a great first impression:

Landscaping is a critical first impression when selling your home.

  1.  Clean Up the Yard:  A messy yard is, simply put, a distraction.  It can be time consuming to keep up with general yard work, but it’s certainly worth the effort.  Overgrown shrubs, limp lawns, and general disarray can turn off a potential buyer.  If you have to hire someone to come in and give your yard a quick pick me up, it’s well worth the money.

  2. Get Rid of Items You Don't Need:  Be very diligent about this and get rid of all but the bare necessities. You don't have to throw or give everything away.  Find a storage unit and put the things in there you will be taking with you to your new home but do not need immediate access to for now.  Remember, you’re going to have to pack it up ANYWAY when you move!  Declutter!

  3. Fix Up the Little Things:  After all,  It IS the little things that count. If you have a leaky faucet, a broken tile in the floor or a crack on the wall, now is the time to fix it.  It's little flaws like this that make potential buyers worry that there are bigger problems waiting to be found.  Many buyers feel that if you haven’t taken care of the little things, there may be larger, underlying items that you haven’t cared for either.

The Front Door:  How does your front door greet your buyers?  Many of us pull into our garages, rarely ever using our front door other than to greet guests from the inside—never seeing what our guests see as they’re standing at the door waiting for us to greet them.  Are there cobwebs?  Are there bugs and debris on the doorstep?  Is your welcome mat 20 years old?  Is there paint peeling and cracking on the door?  The best first impression IS the front door:  Paint it, keep the area around the door—whether it’s a step, a stoop or a porch—clean and free of debris.  And, put out a new welcome mat and fresh seasonal flowers in a nice pot—make them feel at home before they even open the door!



Selling Charlotte real estate is a lot of work but, it is well worth the time investment in properly preparing your home.  You can get it sold faster, easier and for the most money when you take the time to make a great first impression.

Yes, even in this market, a quick sale can be procured—if you do it right!   For homeowners who are getting ready to put their Charlotte home on the market, here are a few surprisingly simple tips to help get your home sold faster and possibly for even more money. 

Bear in mind that your prospective buyers will most likely be viewing several Charlotte homes on the same day as your showing.  The emotional and sensory elements that you provide will have a profound impact on their memory, and will make your home standout when they review what they’ve seen with their agents at day’s end.

Preparing your home for the perfect showing is essential and is comprised of three basic elements that will make your home simply sparkle.

 
Set the Scene to get your home sold quicklySet the Scene

  • Soft classical or jazz music
  • Simmering potpourri (NOT over-bearing!)
  • Bake an apple pie in the oven.  Or, if you have a bread machine, bake bread.
  • Well-lit rooms and inviting indirect lighting
  • Air conditioning or heating set at a comfortable temperature  (This is a big one this summer—I’ve actually received ‘thank yous’ from buyers who have left 150-degree homes and come to one of our listings that is 70-degrees.  The buyers and their agents remember the comfortable one in a more positive light.)




Fresh flowers are always a hitSimple Decor

  • A garden-fresh bouquet of flowers near the entrance or on the kitchen table is a must!
  • Fresh neutral-colored paint and freshly cleaned or new carpet
  • Remove family photos or personal items (this allows buyer to imagine it is their home)




    Clean closets are a must!

Mr. (& Mrs.) CLEAN

  • Meticulously spotless kitchen and bath are essentials
  • Clean walls and spackled/patched areas as needed
  • No clutter whatsoever (remember, uncluttered rooms look larger)
  • No pets – kennel them if needed (The buyer may be allergic and because you live in your home, you don’t notice any pet odors but, others certainly do.)
  • Clean closets (Yes, potential buyers will peek in your closets!)

Remember it’s the little things in life that matter, and the same is absolutely true when it comes to a buyer looking for a place to call home-sweet-home.
