How Does Your Charlotte NC Home for Sale Compare?

Any time supply is higher than demand, businesses start looking for a way to set themselves apart from the competition. If you have a Charlotte NC home for sale, you’re probably doing the same thing. What is the competition like, though? Are you looking for similar houses, similar neighborhoods – or is the competition nationwide? By paying attention to homes that are selling nationwide, you can find out a lot about what buyers want, especially since Charlotte NC attracts buyers from all across the nation.
If your Charlotte NC home for sale is in a place similar to other areas from which relocation clients may be exiting, you just might have a much better chance at selling, especially if you market those positive attributes. Here are just a few of the things you may have in common with those coming from other markets:
- Small Town, City or Metropolis: Whether a place is small or not is relative. For instance, someone who lives in a town with less than 3,000 people would think Charlotte NC is a huge city. The population of various cities is quite different. If your home is in a population area similar to what the relocation client is seeking, this could be a great selling point. Advertise your city's assets in your marketing.

- Robust, needed industries: High-tech industries, energy services and health care are just a few sectors that haven’t been hit nearly as hard by the recession. The demand for trained workers in these industries is higher in areas with these industrial sectors than in others. Because your home is located in an area with lower than average unemployment, brag about it!
Low crime rates: If you aren’t quite sure what the crime rate is around your home, check! Low crime rates are an excellent selling point; one that you could be missing out on. **Remember that you cannot declare that your home is in an area with ‘lower crime than ___’ but, you can direct your buyers to check out the crime rates from the local police or sheriff’s departments.
- Education: Education has always been important to a significant number of buyers. We have several universities and you live in a highly educated community! It may not seem like an important factor to you, but it can very well be imperative to your buyer. Share in your marketing materials the colleges in the area, the educational demographics of your area...

I agree with you 100%. Schools, crime, and marketing info on the large employers close to a home is crucial. As far as competition goes I think puting yourself in the shoes of a buyer is important as well. Make sure you know everything in the area that is competition to the subject property and figure out what makes your property better - price, schools, nearby businesses, etc. Debe, great info for consumer as always!
That's definitely a new angle for the Seller to look at, Debe. I would never have thought of marketing a home with the out-of-town buyer in mind, but it makes sense.

Debe -- This is a wonderful way to get people thinking about their home, their neighborhood, etc. Many sellers don't realiize all that needs to happen when marketing their home in order to make it stand out against the competition. Congrats on the feature!

I use a lot of tools including Altos Research as well as going to the main Chamber site, and doing Google Alerts to find news and developments. Being a Realtor means so much more than preparing an offer or a CMA, it is preparing someone for living.

Hello Everyone! Thank you all so much for commenting! Thinking outside the box is imperative in our industry--especially now! I received my CNS (Certified Neighborhood Specialist) a few years ago and demographics are an integral part of that course--of course, we have to provide the information souce for the clients to check out alot of the information for themselves--but, it's something that alot of relocation clients are looking for.
Typically we tend to focus on the physical attributes of the homes that we are marketing and forget that those clients coming from another area would like to know more about the area--regarding schools, higher education, libraries, crime rates and economical stability of the town, city or metropolis to which they are moving. Understanding that being their relocation resource is critical, incorporating area information is just as important as the physical properties of a home.

Loved your compelling headline! If I were a potential seller searching at what other homes are on the market for and settling for as a comparison, your headline would have grabbed my attention.
Homeowners must realize that selling a home is way more than placing a sign in the yard, a lockbox on the door and praying it will sell. There is a major difference in listing your home for sale and selling your home. When home buyers turn to the Internet to research information, the home with the best Selling Points will be a home they want to see first!

I agree that there is a HUGE difference in using the 3 P's (putting a sign out, placing the property on MLS and praying that it sells) and actually SELLING it! The problem is that so many think that's the only way to go - especially in a down market. Why do any more to advertise when there's no one looking? (I've actually heard an agent say this!) WHAT?! Now, we REALLY have to step up to the plate AND think outside the box to get our sellers a buyer!
