Closings:
June 2010 - Increased 14.8 percent over June 2009 and decreased 8.4 percent over previous month (May)

Average sales price:June 2010 - $215,559 - Down slightly (1.4 percent) over June 2009 and was up 1.5 percent over previous month (May)

Average list price of sold properties:
June 2010 - Up 1 percent over previous month’s average list price and was down 1.3 percent from June 2009

Residential pending contracts:
June 2010 - Down 13.2 percent compared to June, 2009. Also, down 8.7 percent over previous month

New residential listings : June 2010 - 4,692
Average number of days a property was on the market from the time it was listed until it closed (list to close) was in June 2010 was 144.2, May, 2010 - 142.2
Average number of days a property was on the market (days on market), excluding the days the property was off the market or pending, was 114.5, May, 2010 - 115.9.

How does the Days on Market in your area compare with last year? In Northern Virginia it is about half of what it was this time last year.
There are actually some encouraging signs with the numbers you've presented here Debe. Prices haven't taken too big a hit and days on the market have not made an appreciable difference.

Robert: Our DOM are almost identical to last year's DOM (144 vs. 142) so, not much change there as an overall statistic--some single family communities are seeing fewer DOM though--especially those close-in.
Craig: Yes, it's looking fairly stable but, our showings have decreased significantly this month which they typically do but, perhaps the consumer confidence level is still prohibiting some fence-sitters--I guess we'll see next month.
