Charlotte NC Real Estate Market Report - Dilworth - NOV 2010
Dilworth, one of Charlotte's favorite communities was formerly known the "streetcar suburb," built around Uptown to accommodate trolley commuting. Other 'suburb' areas of Charlotte that were formed along the streetcar lines, extending out from the city, include Elizabeth, Myers Park and Plaza Midwood.
Sitting just outside the city limits, the area known as Dilworth is now a highly sought-after, vibrant community. A true ‘neighborhood' in every sense of the word, Dilworth features front porches leading to traditional sidewalks, leading to eclectic shops, offices, and restaurants--all within walking distance. One gets a true sense of community when simply driving through Dilworth.
How has Dilworth been faring in the real estate market? There has been very little change in the Dilworth market as reflected below. The list to sales price is maintaining at about 92 - 94% and the sales prices are stable. There is nearly a one-year supply on the market but, again homes continue to move in this popular, historic community.

I have been working on my report here and sales dropped almost 25% year over year for October. The economists out here are calling for a significant dip in prices this next but the small drop so far is hardly trend setting. But the state economy shortfall is making things more doubtful that the economy and jobs will be improving as they should.
I like the way you prepared this report and it does seem that the average asking price is significantly different than the average sales prices. Is this also more of a seasonal adjustment?

Nice presentation. It is still a buyers market in Dilworth. I guess I have been following your blog a long time...When I saw "Dilworth" I remembered the previous blogs about the trolley and its history.
