Exterior Landscape Preferred Over Interior Square Footage in 2017

A RealtorMagazine article earlier this year shared a study with regards to buyer preferences in today’s market, showing that buyers will sacrifice interior square footage in exchange for a fabulous outdoor space. Buyers prefer a property that offers great outdoor space - perfect for their pets and for entertaining! 

Their survey showed that women prefer outdoor space more than men (62% of women surveyed, compared to 51% of men). In Charlotte, those numbers are likely even higher - almost all of our buyers are seeking some form of outdoor living space; in fact, the more elaborate, the better!

This home (and backyard space) has sold (of course!) and is a prime example of a wonderfully flowing entertaining home that leads to this spacious, private, outdoor sanctuary. The buyers absolutely love coming home to this space and enjoying the wonderful four seasons that we have here in Charlotte. 

Who wouldn’t love the built-in grill with gas line (so no gas tank exchange required!), the extensive kitchen prep area with refrigerator and storage area for ease when entertaining or simply having a private, romantic dinner on the patio? Or, imagine a sunset fire in the outdoor fireplace while enjoying a glass of wine with your favorite person in the world…

What you don’t see is the Koi pond that adds to the outdoor serenity in this fabulous space that is being thoroughly enjoyed by these very lucky buyers!

What a wonderful extension of indoor-outdoor space, flowing graciously into the garden! The only thing missing is an outdoor "swim in place" swimming pool!

Eventually we will go from condo to home in Jupiter Florida and an outdoor kitchen will be a must and we don't need a lot of interior space so I would be one of those in agreement.

I couldn't agree more, Debe Maxwell, CRS about outdoor space. When we bought our home 16 years ago, I fell in love with the gorgeous piece of property. I just knew my kids would love growing on our property. They did and my husband and I do, too! Our firepit is used often, even in snowy winters! Nothing like it! Great for sellers in your area who are getting their homes ready to know that outside may be a place to consider spending some money. Of coure, hiring you to guide them is an even smarter idea!

I did a statistical regression analysis for SFBA SFHs awhile back two times. One was during the Great Recession and a couple years ago I did again in Siliocn Valley when homes recovery was well on their way.   Granite, hardwood floor, and crown molding had a lot to do with shorter DOM during Great Recession(interior). Now it is acreage sf, fire pit, pavers correlate well with shorter DOM. Swimming pool in this area is not popular anymore and contribute to a lower price except estates(>5000 sf).
