Charlotte Home Buyers - Let’s Compare New Construction to Resale Homes

Resale vs. New Construction in Charlotte NC

New construction home developments seem to spring up all across the city. Their beautiful new designs in both living spaces and exterior details are ever so luring to home buyers. Consider that there are also good reasons to consider a resale home as well. Let’s explore the benefits of each so you can determine which suits your needs and goals better.

New Construction Home

The primary advantage for new construction is that everything is new, fresh, modern and includes the latest design trends. Appliances and windows will be energy efficient and include all the newest features. Home buyers will find no need to budget for repairs since everything is new and should include a warranty.

Resale Home

A resale home can offer great value to the home buyers. The home will already have landscaping and upgrades installed, saving out-of-pocket costs. Resale homes also tend to have larger lots in established neighborhoods. Property taxes may also be lower because the infrastructure is already paid for. More often than not, renovating a resale with a more solid foundation to suit your needs is by far a smarter financial decision.

Bottom Line

Both new construction and resales homes have benefits. If you are in the market for a new home, consider the options in your area and compare real costs and benefits. Also, you may want to keep in mind, if you are likely to have a job transfer within the next 2-3 years, a resale is more often your savviest financial decision.

Knowing the difference can save you money and help you find the right home for your needs and lifestyle. I’ve purchase both resale homes and built new homes - as well as helped guide hundreds of home buyers - and am happy to guide you through the decision-making process. Debe Maxwell, CRS a good comparison that buyers need to heed whether new or resale homes are for them...certainly with transfers out this is an important point!

Debe I lean more towards established homes than new construction, but I ca definitely see the attraction to new construction.

Debe, everyone likes new construction, but you do pay a premium for it...usually existing homeowner's are a little more flexible.
