Let's Talk Hours - In North Carolina and in Real Estate

We all know ’tis the weekend to turn back our clocks - Lord knows, we get enough reminders to do that in our emails and on social media! That hour can make quite a difference in our days - for me, as a real estate agent, it really limits my evening showings this time of year. Setting the time back to be dark an hour earlier and buyers getting off of work at 5:00’ish, we may be able to pack a couple of homes in before dark this time of year.

Time Change in NC

For those with children, it means no longer being at the bus stop in the dark! Other than that, like many others in the states that change times seasonally, I don’t see another benefit!

The Uniform Time Act of 1966 is the federal law that NC currently observes. For the record, the NC House has passed the first, second & third reading of HB350 which specifies that North Carolina will observe Daylight Saving Time year-round if authorized by Congress. The Bill requires the Commissioner of Agriculture to notify the Governor of Congress' authorization to observe year-round Daylight Saving Time within 60 days of its passing. The Senate passed the first reading (on 4/17/19). The Bill is currently pending in the North Carolina Senate Rules and Operations of the Senate Committee.

Now, on to housing…What can an hour mean with regards to buying or selling real property?  A LOT! Did you know that in 2019, median home values rise $1.38 every hour?  Here’s a graphic provided by KCM with some interesting hourly stats:

The difference an hour makes

Every Hour in the U.S. Housing Market:

  • 614 Homes Are Sold
  • 95 Homes Regain Positive Equity
  • Median Home Values Go Up $1.38

Good morning, Debe Maxwell, CRS for me, it's still going to be dark at 5:00am!!!!

Good morning Debe Maxwell, CRS -  interesting debates on this.  Arizona never goes on Daylight Savings Time.  As of tomorrow they will be back to 2 rather than 3 hours behind of us.

Good morning Debe. Not a fan of an archaic idea! Was never a farmer! Enjoy your day!

Hello Debe - Real estate valuation determined by hour --- that's an interesting statistic.

You're so right, Barbara Todaro! I tried to change my sleep pattern when Ray was in Denver but, discovered I really enjoy writing at the end of the day. That pushes me to go to bed later. Rising at 5AM wouldn't give me much time to sleep! LOL

I know! I want to be on permanent AZ time! I enjoy a little more time in the evenings to show houses...especially since traffic has become more challenging during rush hour here, Grant Schneider

Me either, Wayne Martin! I don't even think the farmers care at this point either!

I totally agree, Michael Jacobs - ATTOM, especially, has some interesting data in their aresnal. KCM always seems to find it too!

This always confuses me, even though I don't have to turn my clocks back or forward.  Let me get this straight, you are now 3 hours different than me, is that correct?

Debe, What a clever post!  7AM will be dark for us here, and Quincy cat will have to wait till 8AM for his morning excursion...The daylight time will get shorter as the sun will go down earlier...A

Great graphic! You are so good at those. What program (if I may ask) do you use to produce them?

I often get frustrated with Congress because they can't seem to get anything done - it all seems to be about infighting these days. Can't they at least stop bickering long enough to get rid of Daylight Saving Time? How hard can that be? Is that partisan? I don't think so! Five minutes. Just get rid of it!

It's easy to dismiss an hour, but as KCM shows, an hour matters. For me, the benefit of switching to standard time is that I get an hour of daylight early in the morning (this week my friend and I can start our morning hike at 6:30!) The downside: very difficult to show homes after work, as you point out.

Good evening Debe. I hate the fall back thing. Dark early and late and it is depressing to me.

Morning Debe.

Wish they would leave well enough alone.  Go to standard time an leave it be.

Debe it has never made any sense to me in turning the clock back and forth.  Hope you guys succeed in keep the time the same year around.  I hope my state would do that.
