Selling your Charlotte home can be a stressful time - there is so much to think about; keeping the home clean, heading out at a moment’s notice to accommodate last minute showings - not to mention planning a move. It’s natural to feel overwhelmed. 

 

Then you get that great Offer and enter into Escrow. You’re relieved until you realize the home inspection is coming up next. Even a home meticulously maintained can have hidden issues. The good news is that you can prepare for the home inspection and make sure you pass with flying colors.

Here are 9 Things to Check before a Home Inspection 

 

  1. List My Charlotte HomeDoors, windows, cabinets and drawers – check that they slide smoothly
  2. Run water in sinks, tubs and showers – snake any that drain slowly
  3. Evidence of water leaks – Garage ceiling, under sinks, around water heaters, etc.
  4. GFIs – check your local code and install GFI plugs where required
  5. Smoke and Carbon Monoxide Detectors must be in working order
  6. Gutters and Roof – replace any missing roof tiles and clean gutters
  7. HVAC – Consider a HVAC servicing to replace filters, check for problems & repair as needed
  8. Water Heater – is it properly strapped and vented?
  9. Deferred maintenance – anything that has been neglected should be addressed before the home inspection 

 

 

The best defense is a good offense. This is true in home inspections too! The best way to ensure you have a great home inspection is to have a pre-listing home inspection. It could be the best couple hundred dollars you can spend – uncover the issues before the buyer does.

Hi Debe Maxwell, CRS "the best defense is a good offense".....  whenever I sold a home I owned, I would always call my electrician to go through the home and bring the electrical up to present code, if it needed it.... and the same with my plumber.... furnace cleaned and landscaping brought up to speed....

I totally agree! This morning, I was connecting my contractor with one of my soon-to-be sellers to replace some wood rot, do some caulking and some odd items that I found during my listing meeting. The seller has also gotten the crawl space crew and the HVAC technician out for inspection/servicing. To me, the best offense is absolutely a great defense and doing everything we can to keep our sellers' deals together makes everyones lives so much simpler.

Absolutely, Beth Atalay! There is so much more but the bulk of the issues that arise come from things that we can easily spot or simply share with them to check (roof, HVAC, crawl space). Hey, I'm all about keeping those deals together! ;-)

I do frequently, Roy Kelley! It's great information for them to read and heed!! It has saved many deals; those who don't risk loosing their buyers and then we have to fight so hard to get back to the Under Contract point again!
