The Ten Commandments Of Selling Your Charlotte Home (Infographic)

 

So your home’s on the market — are you jazzed about getting it sold? Good. But there are a few things you need to know. More specifically, ten things. They’re called “The Ten Commandments of Selling a Home.”  Read them. Absorb them. Emblazon them to memory, because one tiny mis-step can make your dream of moving on to your next home come crashing down like a sandcastle at high tide.

The Ten Commandments of Selling Your Charlotte Home

 

  1. Thou shalt vacate the house for all showings. Really, if you want your buyers to rush in and rush out of your home - turn the air off in the summer, the heat off in the winter or stay in your BarcaLounger during your showings!

  2. Thou shalt assume every day is a showing day. Keep it clean, clutter free and pets properly secured or removed from the property.

  3. Thou shalt not turn off utilities before closing. Your buyer will have an appraisal, an inspection and a walk-through - all of which will necessitate all utilities being on! Don’t delay the process by turning off utilities early.

  4. Thou shalt fill out property condition Disclosure completely and disclose all known defects. Without fail - ALL known defects and if in doubt, you probably need to DISCLOSE IT! ASK ME!

  5. Thou shalt not stop paying the mortgage. Just because you’re under Contract, don’t stop making your mortgage payments (unless you are selling via short sale).

  6. Thou shalt not rely upon Zillow to determine your sales price (that’s what your agent is for). This is a big NO-NO! This is a computer-generated analysis and is nowhere near accurate for determining your home’s list price.

  7. Thou shalt make all beds before all showings (which includes NOT being in bed during showings).  If you don’t know if you have showings scheduled today, make your bed anyway! Even if you don’t have showings, you’ll feel better knowing it’s done in case you have last minute showings scheduled.

  8. Thou shalt send anyone inquiring about the property to your agent. More sellers than you can imagine have lost buyers for their homes by allowing buyers into their home, saying all of the wrong things (thinking they’re being friendly and helpful). Leave the home selling to the professionals - you’ll be glad you did!

  9. Thou shalt not call your agent at 11 PM. Okay, if we’re negotiating your deal, I’m all in for that but, my clients know I work 18 hour days and I do need just a wee bit of ‘down’ time!

  10. Thou shall not cook broccoli. There are assorted other foods not to prepare but, being greeted at the door by strong odors is never pleasant. I can say that when I cook foods with strong odors (curry, garlic, fish, etc.), I don’t smell it unless I leave and return home. As soon as I open the door, the odor almost knocks me down! So, stay away from those strong odors when cooking while your home is listed on the market.

Well Debe, we all should use this in our listing presentations!  Me I tell them forget the indian cooking & broccoli & boil some water with cloves & cinnamon sticks to create a great smelling atmosphere...happy holiday.

Right, Ginny Gorman? You can do without those potent spices just while your home is listed! I really don't think people can smell it any longer when they use them regularly. It's one of the biggest complaints that I get from buyers - bad odors - they are a major turn-off.

I  love #7 do not be in bed for showings. I once showed a house and as we got to the second floor with the bedrooms this young man stepped out of the bathroom wearing only his birthday suit, he was not expecting us, and although we rang the bell and had been announcing ourselves as we went, he had not heard us. So, maybe an additional rule is to wear clothes at all times.

LOL I'm sure you and your buyers were as startled as he was!

I actually had a tenant in one of my Uptown condo listings do that, Nick Vandekar, 610-203-4543! He was a bar owner and never paid attention to his notifications and I was constantly getting calls/texts/feedback from showing agents about my 'naked seller!'

I had to add a note in agent remarks about the 'tenant' so that the agents wouldn't think they would be dealing with Mr. Birthday Suit should their buyer write an Offer!!

Great commandments.  I have one for buyers but didn't think to have one for sellers.  Good idea and all of these are my favorites but I seem to have issues with my sellers who want to stay for all the showings!

Funny but, I remember my first, first-time sellers and the things that I took for granted that they just 'knew' via osmosis! It wasn't much and boy, did that first one prepare ME to prepare future first-timers for listing their homes. I never 'assume' that what I'm teaching is common sense, that's for sure!

Oh my! I actually had a tenant that did stay in bed and slept in his birthday suit to boot! No matter how many complaints we got from agents, the owner/landlord could not get the Birthday Bandit to get out for showings! Thankfully it didn't stay on the market long.
