Selling Charlotte - Planning and Preparedness - Moving Success Tip #1

 

Moving CharlotteOur SouthPark home Closed last week and we are now officially residents of Lake Wylie! Prior to listing our home in SouthPark, we seriously decluttered each and every room and closet. When we realized we were going to list, we then had the professional stagers come in to give their opinion. For years I have ‘preached’ preparedness with my clients so going through it myself, I had to practice what I preach! Kathy Streib suggested I share moving tips so, here goes…

 


 

 

During the pandemic quarantine, we spent days & days cleaning and decluttering our home. Before even thinking of listing our home, I thought we had done a phenomenal job - everything had a place and every space was impeccably organized. As we prepared our home to list several months later, we realized that a LOT of what we had left in our home needed to be stored outside the home. Imagine that - MORE decluttering! 

 

 

TIP:  A lot of sellers choose to store additional furniture and their beloved tchotchkes in their garages. Buyers then complain that they can’t ‘see’ the garage and then, as sellers are under Contract, they can wind up paying for additional inspector visits. For example, termite inspectors need to visualize every surface where the wall meets the floor, including the garage. As part of a sales Contract, sellers are required to make those areas accessible for the inspectors. If it’s not accessible during the time of the inspection, the buyers will expect the sellers to pay for the inspector’s return visit. So, it is wise to call your local storage facility and secure a storage unit to store your furniture & tchotchkes!

RECOMMENDATION:  We used a mobile storage company, NetMove Charlotte - 704-323-4056 - and we highly recommend them. We were thrilled with their responsiveness, their attention to detail (picking out the spot you want the unit left can be an entire blog post in and of itself!), their pricing and their communication. The unit arrived clean and the delivery team provided easy instructions for use of the unit and pick-up when we were ready. You were not required to schedule pick up in any particular timeframe - another plus. When we phoned them to let them know we were ready for pick-up, they were Johnny-on-the-spot! NetMove is not only located in Charlotte - check to see if they are available in your area - we highly recommend them. 

 

 


 

 

We had multiple Offers and got our home sold very quickly - maybe too quickly as we are still a work-in-progress at our new house! We loved our SouthPark home and are certain that the buyers are going to love it as much as we did. Many thanks to my entire team for helping us prepare for the sale - Scott Morrison, Chrissy Lee and Elizabeth Maxwell Cooper - they are all rockstars! @StyleHouse Charlotte did a wonderful job of setting the stage for a successful sale - I HIGHLY recommend them!  Without planning & decluttering, remote storage & staging assistance, we likely wouldn’t have received the number of Offers we did - and ultimately, the wonderful buyers who are now calling 6128 Sharon Hills Road home.

When we sold our NY home, we did the same thing. Put things that we wanted to keep, but that "cluttered" the home, into a storage unit. That was a huge help in terms of getting the home "show-ready."

Hello Debe - nice to "see" a post from you.  When it comes to selling a home while I understand the some sellers choose their garage as a storage spot(either temporary or longer) they may be eliminating an opportunity to enhance that special selling point that it offers.  Prior to moving to their new home, your pre-market preparation plan is a part of successful real estate transaction.

Garage Sharon Hills

We got rid of everything, Michael Jacobs and our garage got as many comments as our backyard - it was crazy! Every buyer that offered wanted to be sure the cabinets stayed in the garage! LOL It was a huge selling point as it is most of the time for buyers. That lesson will be passed along forever more!

And, happy to be free to post and not get a 504 error - as I'm sure every member feels!

Hi Debe- I'm so happy that you wrote about your move!!!! And using an external storage unit is so much better than having boxes and odds and ends in your garage. I remember when we sold our home in VA, Larry's work on the garage helped to sell the home.

That is a garage to drool over. The cabinets are so cool. Well done, and it's imporant to practice what we preach.  Decluttering in an ongoing process for me, having too much stuff around makes me nervous - I function well with order.  However, I'm sure, if/when we decide to see this house, it will require quite a bit of prep work.

Great idea for storage when getting ready to list, Debe. I hve seen some pretty "scary" garages that are nearly impossible to view because of all the stuff from the house.
