10 Tips to Marketing Your Luxury Home – Selling Charlotte – Moving Success Tip #2

10 Tips to Marketing Your Luxury Home – Selling Charlotte – Moving Success Tip #2

Let’s get down to the nuts & bolts of marketing your home. Moving is done in stages, as is selling your home. In our area, we are allowed to share our luxury listings as ‘coming soon’ listings, which better promotes them for our sellers – and we do just that. Sellers often put together a ‘highlights’ list but, there are several things to consider about marketing your home while you are doing your initial physical tasks – decluttering and putting mobile storage to use if necessary.

Here are 10 things that are must-dos when selling your Charlotte luxury home:

  1. Know your competition. Let’s review how the competing homes are being marketed…then, let’s explore how we need to market YOUR home.
  2. Work with a luxury home specialist. Affluent home buyers & sellers occupy a particular niche, not just in the Charlotte Metro region but, globally. Our affluent buyers and sellers expect “white glove service” – and they get it.
  3. Professional photos & videography must tell a story – and in sequential order AND labeled with detailed descriptions in the MLS.

  4. Give the high-end appointments the spotlight. I have found that appliances, lighting and yes, garage unfitting (epoxied flooring & custom cabinetry) are important to our local luxury buyers – so, flaunt them!
  5. Views, views, VIEWS! This is EXPECTED so, promote it!
  6. Market features like high ceilings, unique ceilings, large spaces.

  7. Is the home move-in ready? If so, market that!
  8. Let’s talk lifestyle, community… Yes, buyers want to know about your neighborhood and the surrounding community, especially if they are relocating to the Metro region.
  9. Think social media – Instagram, YouTube and FB as well as open houses are preferred by luxury buyers – so, sellers, take heed! Be SURE that you are hiring someone who knows how important these social media sites AND open houses are to luxury buyers.
  10. Sell the experience – walkability, nearby amenities and eco-friendly appointments are key to many luxury buyers. Share this valuable information with your agent so he/she can help you sell the experience.

BONUS TIP – I am a big believer in knowing your buyer and staging your home for them. Remember staging and decorating are two completely different things. Before you go down the decorting path and spend valuable moving time doing something unnecessary, let’s talk!

Hi Debe Maxwell, CRS - As you stated accurately, luxury home sellers, as well as buyers, need to have a luxury home specialist assisting them in this niche market. This is a great list.

Well, thank you, Wayne Martin! We love marketing all homes but, luxury homes add a little more opportunity for spectacular photography - especially those with great views!

I know you do that too, Barbara Todaro - we always ask what the seller loved about their home when they bought it. Chances are, that's their buyer too!

Thank you so much, George Souto! I had a seller the other day who asked me if they get the same service if they are not in the luxury price range. OF COURSE THEY DO!!! It should be expected in all price ranges, in my opinion!

You know, Sheri Sperry - MCNE®, I almost mentioned the list you and Rick provided on Tuesday but, had written the post a few days ago and when I was proofing it, my phone kept ringing and I didn't!

Again, your presentation was absolutely wonderful yesterday. Thank you both again!

Morning Debe.

I have never sold a luxury home.  I believe my biggest sale was in the 400K range. I was a happy camper.

Posted by James Dray, Exceptional Agents, Outstanding Results (Fathom Realty) 19 days ago

Hi James! Funny but, $450K IS the beginning of our luxury price range! Each area has their own. I have a friend in WA who sells nothing under $1M - that's the bottom of their price range. I think $2.5 or $3M starts their luxury - it's insane!

Hi Debe- very well done. Like any marketing effort, you need to know your target market and showcase the chief selling points of your product. In Florida, I encouraged sellers to remove anything that would block a buyer from seeing the outdoor area which usually had a deck and pool.
